A value for a particular date
Edmonton’s assessments reflect market conditions as of July 1 of the previous year. A 2026 assessment therefore relates to July 1, 2025. It is different from a sale estimate for today. Read how the City assesses properties.

How do I look up an Edmonton property assessment?
Enter the full street address in the search above and choose the matching property. For a condo, include the unit number. You can also search by the assessment account number on your City notice. The lookup is free and does not require an account or email.
How far back does the assessment history go?
Available records span 2012 to 2026. Not every property has a record for every year. New construction, account changes and missing records can shorten the history. Missing years stay visible rather than being filled with estimates.
Can I compare Edmonton neighbourhood assessments?

Is my assessed value what my home would sell for today?
Not necessarily. An assessment reflects a municipal valuation date, while a sale price depends on the property and market when it sells. Edmonton assessments reflect market conditions as of July 1 of the previous year. This tool shows recorded assessments, not a current sale estimate.
Does an assessment increase mean my taxes rise by the same percentage?
No. Your assessment is one input into your property taxes. Tax rates and your property’s change relative to other properties also matter. This tool does not calculate a tax bill. Use the City of Edmonton’s official tax information for that.
Is this the City of Edmonton’s official assessment lookup?
