A new listing gets its biggest audience in its first days, because every active buyer with a saved search is alerted at once. Price above the market and those buyers pass. By the time you cut the price, your listing looks stale.

The data shows the cost. We pulled the 100 most recent sales in each city from late August 2026.   • Favour short conditions. A 5-business-day financing condition beats a 10-day one at the same price.
  • Ask for a pre-approval letter. It does not guarantee financing, but it filters out buyers who have not started.
